Preventing Future Leaks

Metal Flashing Repair
Metal flashing is used to seal out water around the chimney, at vent pipes, along the valleys where two roof pitches meet, and sometimes over exposed windows.
Chimney Flashing Repair:
- A cap of flashing is pulled out of mortar joint.
- The old mortar is cleaned with a hammer and a chisel.
- The joint is then filled with cement mortal.
- When joint is full of cement, new flashing is pressed into mortar the old one was before.
- When the joint is completely cured, caulk is applied around and over the lip of cap flashing.
At vent pipes or metal chimneys, the joint at the base of the pipe or chimney is sealed. If there are gaps at the roof line, caulk is applied around the base of the pipe or chimney with roof cement. Vent pipes on pitched roofs usually have a protective collar; if the collar is loose, it is tapped back into place, and then caulked at the base joint.
